A tire distribution center that is coming to Dothan had its plans for a 60,000 square-foot expansion officially approved Tuesday at the Dothan Planning Commission’s September meeting.
Gateway Tire and Service, owned by Dunlap and Kyle Tire Company, is in the midst of building a new facility on Technology Drive. In April, the planning commission approved a 140,000 square-foot building with the plans including a possible expansion.
City of Dothan senior planner Frank Breaux said the company decided to go ahead and build the 60,000 square-foot addition, triggering an amendment to the original plan. The amendment includes a second entry and exit point onto Technology Drive, Breaux added.
Officials conducted a groundbreaking ceremony for the center in July and called it a 200,000 square-foot building at the time, according to a previous Eagle report.
In other action, the commission:
>> Amended the Downtown Overlay District Table of Permitted Uses to allow contemporary redevelopment (C/R) properties to apply for special exemptions with regard to “indoor assembly with alcohol sales.” Before the amendment, C/R properties were prohibited from accompanying alcohol sales with assembly. Breaux said the request came in regards to the old Coca-Cola Bottling Plant on North Saint Andrews Street, which the Alan Clark family plans to convert into a mixed-use development complete with an indoor concert area and bars/restaurants.
>> Adopted a master signage plan for major campuses like hospitals, large office complexes and schools. Breaux said the campuses would have to be larger than 10 acres for the plan to apply.
>> Amended a plat approval for the Magnolia Lake Subdivision on Bethlehem Road. The amendment reduces the number of housing developments from 71 to 46.
>> Forwarded the rezoning of several parcels belonging to Calvary Baptist Church on Montezuma Avenue to the Dothan City Commission for its approval. The rezoning changes lots from various designations to office/institutional use. The rezoning, if approved, would allow Calvary Baptist to design/install a large sign at the corner of Montezuma Avenue and Montgomery Highway.
>> Forwarded the rezoning of two parcels of land covering 10.42 acres at 1861 Ross Clark Circle to the Dothan City Commission. The rezoning, if approved, would change the lots from heavy industrial use to light industrial use. Breaux said given the surrounding commercial properties and neighborhoods, light industrial use would be a more suitable designation for the properties than heavy industrial.
>> Postponed action on an amendment on adopting architectural requirements for properties on major corridors or near neighborhoods until the October meeting. The amendment, if eventually approved, would further specify requirements to include some sort of masonry, stucco, decorative metal or other type of look to storefronts or business fronts that normally would be all-metal.
